The road value reportedly rose 13.3% from last year to ¥1.36 million per square meter. The increase is believed to be driven by the redevelopment underway on the south side of the station.
(Incidentally, the highest road value in Hyogo Prefecture is in Sannomiya Center Gai in Chuo Ward, Kobe, which has held the top spot for 50 consecutive years and is valued at ¥6.4 million per square meter.)

↑ This is what the north exit of JR Ashiya Station looks like. With Mont et Mer, Daimaru, La Porte, and plenty of other facilities nearby, it’s one of the most convenient areas in the city.

In Closing
The redevelopment around JR Ashiya Station is rapidly transforming the atmosphere of the neighborhood, so road values may continue to rise. It’s a little curious that values are rising on the north side even though the redevelopment is taking place on the south side—but once the work there settles down, values on the south side could really take off!
